Please read these Terms of Service ("Terms") carefully before using the Atlis Group website located at www.atlas-capitalgroup.com ("Site") operated by Atlis Group ("we," "us," or "our"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you must discontinue use of the Site immediately.

1. Description of Services

Atlis Group is a licensed real estate brokerage in the State of Florida providing the following services through this Site:

• Display of residential and commercial property listings for sale, lease, or rent in Florida.
• Access to property search tools, saved searches, and saved property features.
• Connection between prospective buyers, sellers, and tenants with licensed real estate agents.
• General real estate market information, blog content, and resources.
• Contact and inquiry forms to initiate conversations with our team.

Use of this Site does not create a brokerage relationship. An agency relationship is only established through a written agreement with Atlis Group.

2. Eligibility

You must be at least 18 years of age to use this Site. By using the Site, you represent and warrant that you are 18 or older and have the legal capacity to enter into these Terms. If you are using the Site on behalf of a business entity, you represent that you have authority to bind that entity to these Terms.

3. Listing Information — No Guarantees

Property listings displayed on this Site are provided for informational purposes only and are sourced from third parties, including multiple listing services (MLS), property owners, and partner brokerages. Atlis Group does not independently verify all listing information and makes no representations or warranties of any kind, express or implied, regarding:

• The accuracy, completeness, or timeliness of any listing information.
• The availability of any property — listings may be sold, under contract, or withdrawn without notice.
• The accuracy of listed prices, square footage, lot dimensions, taxes, or HOA fees.
• The condition, legal title, zoning, or environmental status of any property.

All listing information is deemed reliable but not guaranteed. You should independently verify all material facts with appropriate professionals (attorneys, inspectors, appraisers) before making any real estate decision.

4. User Conduct

You agree not to use the Site to:

• Violate any applicable federal, state, or local law or regulation.
• Transmit any unsolicited or unauthorized advertising, spam, or solicitation.
• Harvest, scrape, or collect data from the Site using automated tools without our prior written consent.
• Interfere with or disrupt the Site's servers, networks, or security measures.
• Submit false or misleading information through any contact form or inquiry.
• Impersonate any person or entity or misrepresent your affiliation.
• Engage in any activity that violates the Fair Housing Act or applicable anti-discrimination laws.

5. Intellectual Property

The Site and all of its content — including but not limited to text, graphics, logos, photographs, video, audio, software, and the overall design — are and remain the exclusive property of Atlis Group and its licensors, protected by U.S. and international copyright, trademark, and other intellectual property laws.

You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Site for personal, non-commercial purposes only. You may not:

• Reproduce, copy, modify, distribute, or create derivative works of any Site content.
• Remove, alter, or obscure any copyright, trademark, or proprietary rights notices.
• Use Site content for commercial purposes without our prior written consent.
• Frame or mirror any portion of the Site on any other website or application without written permission.

The Atlis Group name, logo, and all related marks are trademarks of Atlis Group. All other product names, company names, and logos mentioned on the Site are the property of their respective owners.

6. Privacy

Your use of the Site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

7. Disclaimer of Warranties

THE SITE AND ALL CONTENT, SERVICES, AND INFORMATION PROVIDED THROUGH THE SITE ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT ANY WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, OR UNINTERRUPTED ACCESS.

ATLIS GROUP DOES NOT WARRANT THAT THE SITE WILL BE ERROR-FREE, VIRUS-FREE, OR SECURE, THAT DEFECTS WILL BE CORRECTED, OR THAT THE SITE OR THE SERVER THAT MAKES IT AVAILABLE WILL BE FREE OF HARMFUL COMPONENTS.

8. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, ATLIS GROUP AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, LICENSORS, AND SERVICE PROVIDERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES — INCLUDING BUT NOT LIMITED TO LOSS OF REVENUE, LOSS OF DATA, LOSS OF PROFITS, LOSS OF BUSINESS, OR LOST OPPORTUNITY — ARISING OUT OF OR IN CONNECTION WITH:

• Your use of or inability to use the Site.
• Any errors, inaccuracies, or omissions in listing information.
• Unauthorized access to or alteration of your transmissions or data.
• Any real estate transaction or decision made in reliance on information obtained from the Site.
• Any other matter related to the Site or services.

IN NO EVENT SHALL ATLIS GROUP'S TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM USE OF THE SITE EXCEED THE GREATER OF (A) $100 OR (B) THE AMOUNT PAID BY YOU, IF ANY, FOR ACCESSING THE SITE DURING THE TWELVE MONTHS PRECEDING THE CLAIM.

Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability. In such jurisdictions, the above limitations shall apply to the maximum extent permitted by law.

9. Indemnification

You agree to indemnify, defend, and hold harmless Atlis Group and its officers, directors, employees, agents, and successors from and against any claims, liabilities, damages, judgments, awards, losses, costs, and expenses (including reasonable attorneys' fees) arising from or relating to: (a) your use of the Site; (b) your violation of these Terms; (c) your violation of any applicable law or regulation; or (d) your infringement of any third-party rights.

10. Third-Party Links and Content

The Site may contain links to third-party websites or services. Atlis Group does not endorse, control, or assume responsibility for the content, privacy policies, or practices of any third-party sites. Your interactions with third-party sites are governed by their own terms and policies.

11. Fair Housing Compliance

Atlis Group fully supports the principles of the Fair Housing Act and the Equal Opportunity Act. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, or disability in the sale, rental, or financing of housing. 12. Modifications to Terms

We reserve the right to modify these Terms at any time at our sole discretion. When we make material changes, we will update the "Last Updated" date above. Your continued use of the Site after any changes constitutes acceptance of the revised Terms. We encourage you to review these Terms periodically.

13. Termination

We reserve the right to terminate or suspend your access to the Site immediately, without prior notice, for any conduct that we believe violates these Terms or is harmful to other users, us, third parties, or the public, or for any other reason at our sole discretion.

14. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any dispute, claim, or controversy arising from or relating to these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Orange County, Florida, and you irrevocably consent to personal jurisdiction in those courts.

Before initiating any formal dispute, you agree to first contact Atlis Group at ayouba.realestate@gmail.com and attempt to resolve the issue informally within 30 days.

15. Severability and Waiver

If any provision of these Terms is held to be invalid or unenforceable, that provision shall be enforced to the maximum extent permissible and the remaining provisions shall continue in full force. Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.

16. Entire Agreement

These Terms, together with our Privacy Policy and any other legal notices published on the Site, constitute the entire agreement between you and Atlis Group with respect to the Site and supersede all prior agreements and understandings.
